The final Grading Plan needs to be modified
to state that elevation certificates prepared by a registered land surveyor are required at the footing
inspection, that a certificate of grading will be required prior to issuance of certificate of occupancy
for lots that have grades less than 2%, and that there will be the addition of one tree to each lot.

As a result of several meetings with the Park Commission, a very in-depth park dedication
agreement has been drafted that addresses the entire 74 acres as reflected in the approved
preliminary plat. A portion of the Park dedication will consist of land dedications to expand
Woodland Green and Bear Parks and provide trail connections to the unnamed park to the north and
Bear Park. The remaining park dedication due wilt consist of park improvements to Woodland
Green and Bear Parks equal to a cash value of $124,500.00. The parking improvements include
grading and turfing the expansion to Woodland Green Park, installing a play structure and parking
lot in Woodland Green Park, providing 6 inch water service to Woodland Green and Bear Parks,
and sewer service to Woodland Green Park. The City has requested the on site sewer
be lowered to accommodate expansion in the future. The cost of this work is estimated at $68,000.
The Developer has proposed that the remaining $216,798 be used for off-site sewer and water
improvements required to provide sewer and water to the site. These improvements are estimated at
Two Hundred and Fifty Five Thousand Dollars ($255,000.00). Since the costs for the improvements
exceed the Sewer and Water Trunk Fee, there shall be no trunk fees collected as part of this
Development.

There is. a stormwater management fee of Twenty One Thousand Seven Hundred and Fifty Dollars
and no cents ($21,750.00) (58 units x $375/unit) due on the frrst phase °fthis development.

Preliminary Plat approval was contingent upon addressing the drainage outlet to the north.
