-230- <br /> <br />along public streets will be setback 25 feet from the right-of-way (approximately 40 feet from <br />back of street curb) and the units located on the private streets will be located 25 feet from back <br />of street curb. All of the units will have driveways 25 feet in length. Staff has reviewed the <br />proposed setbacks for the townhouse units and find them acceptable. <br /> <br />The closest townhome unit is about 50 feet from the rear lot line of an existing single-family lot. <br />The units are also setback at least 35 feet from the proposed Iodine St. right-of-way. The <br />towahome units meet the setback requirements from the exterior boundary line. <br /> <br />The townhome portion of the development will consist of three (3) three-unit buildings, five (5) <br />four-unit buildings, one (1) six-unit building and seven (7)'eight-unit buildings. City Code <br />establishes that multiple family structures of 3 or more units are subject to a site plan review. <br /> <br />The townhome units within the development consist of two types, a row-house style and back-to- <br />back style. The row-house style buildings have three-, four-, or six-units with split-entry floor <br />plans and reach a height of 27 feet. The row-house units have 1,694 square feet each one has <br />three bedrooms. The back-to-back structures all have eight units and are two story buildings <br />reaching a height of 35 feet. The eight-unit buildings range from 1,655 to 1,667 square feet in <br />size and all have three bedrooms. The exteriors of all of the townhouse buildings are proposed to <br />consist of primarily vinyl siding with accent brick around the garages. The roof will have <br />asphalt shingles. Each unit will have an attached doubte car garage. <br /> <br />The townhomes will be accessed thru a combination of public and private roads. The public <br />roads will have 60 feet of right-of-way and will be constructed 30 feet curb to curb. The private <br />roads will be 24 feet wide.
