All building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The multi-family structures shall be sited and constructed on <br />the Site as shown on the Site Plans prepared by Midwest Land Surveying' and Civil <br />Engineering, Inc., dated December 17, 2001, Revision date and by Shade Tree <br />Construction, submitted December 15, 200I, Revision date <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the <br /> City Engineer. ~ <br /> <br />REQUIRED I3/IPROVEMENTS. The Permit'tee shall construct and' install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved. Grading Plan prepared by by Midwest Land <br /> Surveying and Civil Engineering, Inc., dated December 17, 2001, Revision Date <br />b. Installation of bituminous streets and driveways. <br />c. Installation of five foot sidewalk along Iodine St., 144t~ Circle, and I44~ Lane N.W.. <br />d. Installation of B-612 continuous concrete curbing and gutter around 'the perimeter of all <br /> bituminous surfaces, except residential driveways. <br />e. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. <br />f. L .andscaping in accordance with the Site Plan prepared by Complete Landscape Service <br /> dated December 17, 2001, Revision Date <br /> <br />("Required Improvements). <br /> <br /> 6. FlltE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br /> on the Site shall be as directed by the City's Fire Chief. The Permittee herein agrees to post <br />. . "no parking" along private streets in accordance with the instructions o~' the Fire Chief/Public <br /> Works Director. <br /> <br />7. LIGHTING. Any lighting installed on the Site is subject to prior approval by the City <br /> Engineer. <br /> <br />BUILDING FACADE. The Permittee agrees to construct the Structures of maintenance- <br />free siding, natural stone or brick, and asphalt shingles in accordance with the Building <br />Elevations submitted by Shadetree Construction on December 15, 2.001. <br /> <br />MAll,BOX STANDARDS. A uniform cluster mailbox plan will be required if the mailboxes <br />are located on the public right-of-way. The design and location of the mailboxes are subject <br />to the approval of the Public Works Director. <br /> <br />10. <br /> <br />REQUlltEMENTS FOR BUILDING PERMIT.
