I <br /> <br />I <br />I <br />I <br /> <br />I <br /> <br />I <br />I <br />I <br /> I <br /> I <br /> I <br /> <br /> I <br /> I <br /> I <br /> <br />Community Development Assistant Wald stated that the City Of Ramsey is in the process of <br />platting four commercial lots and one outlot in the proposed Sunfish Business Park generally <br />located east of County Road #116 and south of Sunwood Drive. The subject property is zoned <br />Industrial and consists of approximately 44 acres. The preliminary plat is proposing to plat four <br />commercial lots ranging from 7.6 acres to 14.0 acres in size. Star Exhibits will be developing an <br />office and warehouse facility consisting of 185,000 square feet on Lot 1, Block I. The remaining <br />lots will be owned by the City and designated for future commercial/industrial development. <br />The proposed four lots meet the one-acre minimum lot size requirement and the 200-foot width <br />requirement established in the Industrial District. Community Development Assistant Wald <br />explained that the site will receive public access from Azudte Street. The City is proposing to <br />extend Azurite Street from County Road #116 to the north to connect to Sunwood Drive. Anoka <br />County has submitted a letter in opposition to the connection of Azurite Street to County Road. <br />#116. The City has responded to the County's letter stating reasons why Azurite Street should <br />connect to County Road #116..The site will be serviced by municipal sewer and water facilities. <br />City Staff recommends preliminary plat approval contingent upon comPliance with City Staff <br />review letter dated November 30, 2001. She noted that the site location map in the packet is <br />incorrect; the proposal includes all land up to County Road # 116. <br /> <br />Citizen Input <br /> <br />There was none. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Reeve, to close the Public hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Reeve, Brauer, SWeet, and <br />Watson. Voting No: None. Absent: Commissioners Johnson and KocisCak. <br /> <br />The public hearing closed at 7:24 p.m. <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 7:24 <br />p.m. <br /> <br />Chairperson Nixt questioned what the plan is if the County doesn't agree with the connection 'of <br />Azurite Street to County Road #116. He pointed out some incorrect points in the letter from the <br />County. <br /> <br />Community Development Assistant Wald stated she understood from the City Engineer that the <br />City can still connect the road.
