Central Planning Area <br /> <br />The Central Planning area is composed of roughly 1,000 acres of land adjacent to the future <br />metropolitan urban services area in central Ramsey. This area currently consists of <br />approximately 570 single family detached homes with typical lot sizes between 1 and 2.5 acres. <br />There are roughly 150 acres of developable lands, mostly in large contiguous parcels. Also, a <br />predominant feature in the planning area is Central Park, a 40 acre park that features a wide <br />variety of recreational programs. <br /> <br />The Central Planning Area was developed mostly at a time when urban services were not <br />readily made available. Lot patterns in some cases reflect the intention of allowing future <br />subdivisions by locating the home to one side or the other and assigning the lot, two <br />house numbers. However, not all subdivisions were developed according to this policy. <br /> <br />Therefore, the City is proposing to work with Metropolitan Council to identify the potential of <br />this area for sewer and water development after 2020. Within two years, the City will submit a <br />plan amendment for that area. In the interim, the area will be retained as "rural transition" with <br />ordinances requiring 4 in 40 density and require submittal ofa resubdivison plan for each new <br />subdivision in this area. <br /> <br /> <br />
