-182- <br /> <br />COMMISSION BUSINESS <br /> <br />Case #3: <br /> <br />Request for Sketch Plan Review of Clemens Addition; Case of Vincent and <br />Evelyn Clemens <br /> <br />Community Development Director Frolik stated that Vincent and Evelyn Clemens were <br />requesting sketch plan review of a minor subdivision to plat an existing lot into two urban-sized <br />lots. The subject property is located at the corner of Ebony St. NW and 137th Ave. NW in the <br />Riverside West subdivision. The minor subdivision will create two new lots from one existing lot. <br />There is a house on the western part of the lot. ARer the platting, the existing house will be <br />located on Lot 1, Block 1 of the new plat. Lot 2, Block 1 would be a new buildable lot. The <br />existing residence already receives City sewer and water and City services are stubbed to that area <br />proposed to be platted as Lot 2. The two lots meet the minimum dimensional and area standards <br />established for the R1-U District. The existing homestead as well as the new lot created will be <br />required to pay sewer and water trunk and lateral fees. When the urban services were installed in <br />Riverside West to facilitate development of Rivenwick, it was agreed that the existing parcels in <br />Riverside West would not be assessed for laterals and trunks until they subdivided. The traffic <br />generation analysis indicates that this subdivision will generate a minimal impact to the <br />surrounding streets in the area. The Park Commission will be reviewing the plat on February 8, <br />2001. <br /> <br />Motion by Commissioner Wivoda, seconded by Commissioner Watson, to recommend that City <br />Council grant final plat approval to Clemens Addition. <br /> <br />Motion Carried. Voting Yes: Acting Chairperson Johnson, Commissioners Wivoda, Watson, and <br />Reeve. Voting No: None. Absent: Chairperson Nixt and Commissioner Kociscak. <br /> <br />Case #4: <br /> <br />Request for Site Plan Review of Sunfish Gateway Development; Case of <br />sharp and Associates, L.L.C. <br /> <br />Community Development Director Frolik stated that the City of Ramsey has received a request <br />for site plan review from Sharp and Associates, L.L.C. The site plan is proposing to construct a <br />multMenant office/warehouse/showroom structure on 9.7 acres. The area is generally located in <br />the northwest corner of McKinley St. NW and Sunfish Lake Blvd. The site is zoned I Industrial. <br />Office, warehousing, and retail multi-tenant facilities are a permitted use within the Industrial <br />District. The City will be selling three lots to Sharp and Associates and entering into a TI~ <br />agreement for the redevelopment. Further redevelopment may occur in the future, but that will <br />require platting of the properties. There are currently three existing buildings on the lots where <br />the proposed development is to be located. The house on the corner of McKinley and Sunfish <br />Lake Blvd. will be torn down in the early stages of the new building construction. The two <br />buildings to the north will be demolished in the fail of 200I. The site plan is proposing to <br />construct a two-story 60,280 square foot building. The principal structure meets the front yard, <br />rear yard, and side yard setbacks established in the I Industrial District. The Industrial district <br />restricts lot coverage to 35%; the site plan is proposing to construct a building footprint of 50,062 <br />square feet on 9.7 acres, which equates to approximately a 11.8% lot coverage.
