Absent: Chairperson Nixt and Commissioner Kociscak. <br /> <br />COMMISSION BUSINESS <br /> <br />Case #3: <br /> <br />Request for Sketch Plan Review of Clemens Addition; Case of Vincent and <br />Evelyn Clemens <br /> <br />Community Development Director Frolik stated that Vincent and Evelyn Clemens were <br />requesting sketch plan review of a minor subdivision to plat an existing lot into two urban-sized <br />lots. The subject property is located at the comer of Ebony St. NW and 137th Ave. NW in the <br />Riverside West subdivision. The minor subdivision will create two new~ lots from one existing <br />lot. There is a house on the western part of the lot. After the platting, the existing house will be <br />located on Lot 1, Block 1 of the new plat. Lot 2, Block 1 would be a new buildable lot. The <br />existing residence already receives City sewer and water and City services are stubbed to that <br />area proposed to be platted as Lot 2. The two lots meet the minimum dimensional and area <br />standards established for the RI-U District. The existing homestead as well as the new lot <br />created will be required to pay sewer and water trunk and lateral fees. When the urban services <br />were installed in Riverside West to facilitate development of Rivenwick, it was agreed that the <br />existing parcels in Riverside West would not be assessed for laterals and trunks until they <br />subdivided. The traffic generation analysis indicates that this subdivision will generate a <br />minimal impact to the surrounding streets in the area. The Park Commission will be reviewing <br />the plat on February 8,200I. <br /> <br />Motion by Commissioner Wivoda, seconded by Commissioner Watson, to recommend that City <br />Council grant final plat approval to Clemens Addition. <br /> <br />Motion Carried. Absent: Chairperson Nixt and Commissioner Kociscak. <br /> <br />Case #4: <br /> <br />Request for Site Plan Review of Sunfish Gate~vay Development; Case of <br />sharp and Associates, L.L.C. <br /> <br />Community Development Director Frolik stated that the City of Ramsey has received a request <br />for site plan review from Sharp and Associates, L.L.C. The site plan is proposing to construct a <br />multi-tenant office/warehouse/showroom structure on 9.7 acres. The area is generally located in <br />the northwest comer of McKinley St. NW and SunISsh Lake Blvd. The site is zoned I Industrial.' <br />Office, warehousing, and retail multi-tenant facilities are a permitted use within the Industrial <br />District. The City will be selling three lots to Sharp and Associates and entering into a TIF <br />agreement for the redevelopment. Further redevelopment may occur in the future, but that will <br />require platting of the properties. There are currently three existing buildings on the lots where <br />the proposed development is to be located. The house on the comer of McKinley and Sunfish <br />Lake Blvd. will be tom down in the early stages of the new building construction.
