In this case a total of 85 off-street parldng spaces are required for the <br />thirty-four proposed three-bedroom un/ts. The eight one-bedroom units require 1.5 off-street <br />parking stalls per unit, for a total oftweNe stalls required. <br /> <br /> The total number of off-street parking spaces required for the towrah, ome project is 97. The <br /> total parking spaces provided including garage and driveways' is 168, this meets City Cgde <br /> requirements.' <br /> <br /> It has been the City's'policy to require multi-family developments-to provide some additional <br />· ,--~ -;'parking:nodes for guest, parking.. The .site plan 'is .proposing £our:.(4).parking nodes which will <br /> provide for .a total of ten (10) additional' parking: spaces,' Staff feels that this meets City <br /> standards. . . .'. - ,' -- <br /> <br /> 15. Utilities: The development will be served by municipal water and sanitary seWer which will <br /> be located within public right-of-way and the utilities have adequate capacity to service the <br /> demands of these units. <br /> <br />16. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet and exterior <br />materials are to be face brick, natural stone, specifically designed precast concrete, factory <br />fabricated and finished metal frame paneling, glass or other materials as approved by the City <br />Council'. The buildirig elevation plans will need to be revised to indicate building height for <br />the townhome structures. The exterior elevation plans are proposing exterior.wall materials <br />to consist of maintenance free siding and asphalt shingles. The proposed siding is a deviation <br />from City Code and will require City Council approval..A color rendering is required at the <br />time of the Planning Commission meeting. <br /> <br />17. <br /> <br />Laundry Facilities: City Code requires a 100 square foot common laundry facility for <br />structures ranging from one to four. un/ts and each townhome unit will have a designated <br />Iaundry area. <br /> <br />18. <br /> <br />Garage Space: Three or more family unit structures are required to have at least a 240 <br />square foot garage for each unit. All proposed townhome unit structures contain a two- stall <br />garage that is at least 400 square feet in size. <br /> <br />19. <br /> <br />Minimum Floor Area: The R-3 Urban Residential District regulations were used to critique <br />the proposed unit sizes. City code requires minimum floor areas for 1 and 3 bedroom units to <br />be 525 and 775 square feet respectively. The proposed one-bedroom townhome units will <br />have a floor area of 1,447 square feet (these units will not include a basement). The three <br />bedroom units are proposing to have 2,798 square feet of floor area, which will include a <br />basement. The development significantly exceeds the minimum floor area square footage <br />requirements for 1 and 3 bedroom units. <br /> <br />-255- <br /> <br /> <br />
