The conditions of this approval <br /> are as follows: <br /> <br /> 1. STRUC'TURE.' Ail building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />· 21TsTATE BuILDI'NG CODE COMPLIANCE. Thel Structures shall be Constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br /> 3. SITE PLAN COMPLIANCE. 'The multi-family structures shall be sited and constructed on <br /> the Site as shown on the Site Plan prepared by TEC Design, dated November 15, 2000, <br /> revision date December 22,-2000. <br /> <br />4. SITE PREPARATION, All site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following <br />site improvements on the site in accordance with the specifications and location as shown on <br />the Site Plan~ The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading Plan prepared by TEC Design., <br /> dated November 15, 2000, revision date December 22, 2000. <br />b. Installation of bituminous private streets, driveways, eight foot bituminous trail along <br /> State Highway #47, parking nodes and maneuvering areas. <br />c. Installation of five foot sidewalk along Barium Street, 152"d Lane, and Colbalt Street. <br />d. Installation of B-612 continuous concrete curbing and gutter around the perimeter of all <br /> bituminous surfaces, except residential driveways and trails. <br />e. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. <br />f. Landscaping in accordance with the Site Plan prepared by TEC Design. dated November <br /> 15, 2000, revision date January 2, 2001. <br /> <br />("Required Improvements). <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br />on the Site shall be as directed by the City's Fire Chief.
