The slab units will start at $135,000 and the <br />other units will range from $165,000 to $200,000. All of the units have two bedrooms upstairs <br />and the units with basements will have the option of legal bedroom downstairs. The allowable <br />density for the site is seven units per acre Which would be total of 71 or 72 units. They are <br />proposing approximately four units per acre. <br /> <br />Commissioner Kociscak inquired if there were any plans to include a playground area. <br /> <br />Mr. Slettner replied no, explaining that that is not the anticipated market. <br /> <br />Motion by Commissioner Kociscak, seconded by Commissioner Wivoda, to close the public <br />hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Wivoda, Griffiths, <br />and Reeve. Voting No: None. Absent: Commissioner Johnson. <br /> <br />The public hearing closed at 8:16 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Plarming Commission back to order at 8:16 <br />p.m. <br /> <br />Chairperson Nixt stated that the proposal is to re-plat the property and inquired if the property is <br />re-platted doesn't the Charter require that all new residential lots platted within the MUSA have <br />to address common boundaries and tiering requirements. <br /> <br />Community Development Director Frolik replied that there is a legal opinion that land use <br />controls in Charters are unconstitutional and the proposed density transition ordinance plans to <br />exempt pre-existing multifamily zones from the transition requirements. <br /> <br />Chairperson Nixt inquired if there has been recent discussion about the Charter being <br />unconstitutional. <br /> <br />Community Development Director Frolik replied that it has been discussed at the Council level <br /> <br />Chairperson Nixt inquired as to how staff is going to complete their traffic analysis. <br /> <br />City Engineer Jankowski replied that they will determine a traffic generation rate based on the <br />type of development that is being proposed.
