Commission Business

Chairperson Nixt called the regular meeting of the Planning Commission back to order at 9:06
p.m.

Commissioner Reeve questioned the setback requirements from residential areas for' the
underground gas tanks.

Mr. Sacco replied that he was not aware of any such requirement.

Community Development Director Frolik stated that the City had received a similar application
from Casey's General Stores that was later withdrawn because the tanks were closer than 300
feet to residential property.

Chairperson Nixt inquired as to how close the homes were to the gas station.

City Engineer Jankowski replied that they are less than 300 feet.

Chairperson Nixt stated that the information would need to be researched further if the
Commission is inclined to move forward with the rezoning. He personally was not inclined to
move forward with the rezoning.

Commissioner Griffiths inquired as to what types of business would be allowed in a B-1 zoning.

Community Development Assistant Wald reviewed the permitted uses in a B-I zoning, which
included eating and drinking establishments which are not included in a B-2 zoning.

Commissioner Griffiths inquired if eating establishments would automatically be licensed to sell
liquor.

Community Development Assistant Wald replied that they would have to go through the license
process.

Chairperson Nixt inquired if SA was rezoned from B- 1 to B-2.

Community Development Director Frolik replied yes.

Chairperson Nixt inquired if there were any other gas stations that were rezoned.

Community Development Director Frolik stated that Bills Superette required a rezoning as well
as Casey's was rezoned from industrial to B-2.

Commissioner Kociscak stated that he was not inclined not to grant the rezoning.

Planning Commission/December 5, 2000

-55-
