The proposed plat consists of one sheet dated <br />December 20, 2000. We offer the following comments: <br /> <br />General: The proposed plat consists of 24.6 acres and is generally located west of County Road #1 t6 <br />and north of 141't Ave. The preliminary plat is proposing to plat four commercial lots and one outlot. <br /> <br />Zoning: The property is zoned BW - Business Warehousing District. <br /> <br />Lot Sizes and Dimensions: All four lots exceed the one-acre minimum lot size requirement and the <br />200-foot lot width requirement. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan will be required with each site <br />plan submitted for the development of the lots. <br /> <br />Streets: The Preliminary Plat is proposing to gain public access through the westerly extension of <br />141st Avenue which will then turn north into Ebony Street and then Ebony Street will turn east into <br />143~d Avenue to connect to County Road #116. <br /> <br />Drainage and Utility Easements: The easement on the eastern perimeter of Lots I and 4 of the site <br />should be the standard 10-foot width. The easement on Lot 4 appears to be 5 feet instead of the <br />standard 10-foot easement where lots adjoin existing lots. The easement on the eastern perimeter of Lot <br />4 was increased to 25 feet because the thought was that the storm sewer that would service this <br />property would be along the eastern perimeter of Lot 4.
