The proposed final plat consists of two sheets dated <br />December 20, 2000. We offer the following comments: <br /> <br />General: The proposed plat consists of 24.6 acres and is generally located west of County Road #116 <br />and north of 14Pt Ave. The preliminary plat is proposing to plat four commercial lots and one outlot. <br /> <br />Zoning: The property is zoned BW - Business Warehousing District. <br /> <br />Lot Sizes and Dimensions: All four lots exceed the one-acre minimum lot size requirement and the <br />200-foot lot width requirement. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan Will be required with each site <br />plan submitted for the development of the lots. <br /> <br />Streets: The Final Plat is proposing to gain public access through the westerly extension of 141st <br />Avenue which will then turn north into Ebony Street and then Ebony Street will turn east into 143~a <br />Avenue to connect to County Road #116. <br /> <br />Drainage and Utility Easements: The standard drainage and utility easements are shown around the <br />perimeter of each lot. Lot 1 will contain a 20-foot easement along the western property line that will <br />be used to facilitate the storm sewer pipe. To the north of Lots 1 and 2 and to the south of Lots 3 and 4 <br />a 105-foot drainage and utility easement will be retained by the City that will facilitate a drainage pond <br />for the entire site. <br /> <br />Park Dedication: Park Dedication will be addressed through the Tax Increment Financing agreement <br />entered into for each of the lots.. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid through a tax <br />increment financing bond created for the subject property. <br /> <br />-179- <br /> <br /> <br />
