REVISED SITE PLAN OF T & G LAND, INC.; <br /> CASE OF TOM SAUTER <br />By: Megan Wald, Community Development ASsistant <br /> <br />Background: <br /> <br />On January 9, 2001 the City approved a site plan by T & G Land Inc. proposing to construct an <br />office/warehouse facility and a metal panel warehouse accessory structure on 11.24 acres. <br />Subsequent to the City Council meeting the City received a revised site plan from T & G Land <br />Inc. The area is generally located to the west of County Road #116 and north of 141~t Avenue in <br />the proposed Gateway North Industrial Park No. 5. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Revised Site Plan <br />City Staff review letter dated January 19, 2001 <br /> <br />Observations: <br /> <br />The site plan that was approved by the City Council on January 9, 2001 proposed to construct a <br />39,936 square foot office/warehouse structure and a 20,000 square foot metal panel warehouse <br />building. The revised site plan is proposing to construct a 54,336 square foot office/warehouse <br />principal building. This is approximately a I4,400 square foot (120' x 120') increase in size <br />from the recently approved site plan. The metal panel accessory building will remain 20,000 <br />square feet in size. <br /> <br />The Business Warehousing district restricts lot coverage' to 35%, the site plan is proposing to <br />construct a total of 74,336 square feet of building space on 11.24 acres, which equates to <br />approximately a 15% lot coverage. This meets City Code standards. <br /> <br />City Code states that accessory structures shall not exceed 30% of the gross floor space or_the <br />principal building. The accessory building equates to approximately 37% of the gross floor <br />space. The previously approved site plan allowed the accessory building to be 50% of the gross <br />floor space of the principal building. <br /> <br />-195- <br /> <br /> <br />
