PROPOSED ORDINANCE #01- <br /> <br />CITY OF RAMSEY <br />ANOKA COUNTY <br />STATE OF MINNESOTA <br /> <br />AN AMENDMENT TO CHAPTER 9 WHICH IS KNOWN AS THE ZONING AND <br />SUBDMSION OF LAND CHAPTER OF TI-YE CITY CODE OF RAMSEY, <br />MI1N-NESOTA. <br /> <br />AN ORDINANCE AMENDING SECTION 9.20 "ZONING DISTRICTS" OF CHAPTER 9 <br />OF THE CITY CODE OF RAMSEY, MINNESOTA. <br /> <br />The City of Ramsey ordains: <br /> <br />SECTION 1. AMENDMENT. <br /> <br />Subsection 9.20 (Zoning Districts) shall be amended to include the following language: <br /> <br />9.20.05 Residential Development Transitioning <br /> <br /> Subd. 1. Purpose. The purpose of this section is to require a residential development <br />transition plan in order to promote an orderly transition between developments as required by <br />Subd. 2 below. Methods of achieving Residential Development Transitioning, as required by this <br />'Ordinance, shall follow the "Guidelines for Density Transitioning Guidelines in the City of <br /> Ramsey." <br /> <br /> Subd. 2 Transitioning. Transitioning is de£med for the purposes of this section as the <br />change between one development and another. <br /> <br />Trausitioning Required. ("Transitioning") shall be required when a residential <br />development proposal for land results in increased density from adjacent land with an <br />existing residential use. <br /> <br />Transitioning Not Required. <br />property types: <br /> <br />Transitioning shall not be required for the following <br /> <br />Undeveloped property that was in a zoning district that permitted densities <br />greater than single family zoning as of October 22, 1997. <br /> <br />Density Transitioning requirements can be waived in situations where the owners <br />of adjacent properties, where density transitioning would apply under this <br />section, with development interests can agree that the requirements contained in <br />this section are impractical. Waiver of these requirements would allow <br />development to occur in a manner consistent with the provisions applicable to the <br />zoning of that property. Upon agreement to waive density transitioning <br />requirements, the owners shall provide an agreement signed by each party to be <br />witnessed, notarized and filed with the City. <br /> <br />-207- <br /> <br /> <br />
