Rud & Sons consisting of one page, <br />a Utility, Grading, and Erosion Control Plan submitted by Plowe Engineering, Inc consisting of <br />one page, and, a Site Plan, a Landscaping Plan, a Floor Plan, and Exterior Elevation Plan <br />prepared by Lampert Architects consisting of nine (9) sheets, dated January 10, 2001. We offer <br />the following comments: <br /> <br />General: The site plan proposes to develop a 60,280 square foot two-story multi-tenant <br />office/warehouse/showroom structure. The site is located in the Northwest comer of the <br />intersection of McKinley St. N.W. and Sunfish Lake Blvd. (CSAH 57). <br /> <br />Zoning: The site is currently zoned I Industrial. City Code permits multi-tenant buildings in <br />Industrial Zoning District. <br /> <br />Lot Coverage: The Industrial district restricts lot coverage to 35%; the site plan is proposing to <br />construct a building footprint of 50,062 square feet on 9.7 acres, which equates to approximately <br />a 11.8% lot coverage. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. The City will accept <br />8" sewer from Manhole #1 to the existing manhole provided that it is constructed to City <br />standards and an easement is granted. However, the proposed routing runs beneath Pond 1. An <br />alignment down the driveway would be preferable.
