Rud & Sons consisting of one page, a Utility, Grading, and Erosion Control Plan submitted by Plowe Engineering, Inc consisting of one page, and, a Site Plan, a Landscaping Plan, a Floor Plan, and Exterior Elevation Plan prepared by Lampert Architects consisting of nine (9) sheets, dated January 10, 2001. We offer the following comments: General: The site plan proposes to develop a 60,280 square foot two-story multi-tenant office/warehouse/showroom structure. The site is located in the Northwest comer of the intersection of McKinley St. N.W. and Sunfish Lake Blvd. (CSAH 57). Zoning: The site is currently zoned I Industrial. City Code permits multi-tenant buildings in Industrial Zoning District. Lot Coverage: The Industrial district restricts lot coverage to 35%; the site plan is proposing to construct a building footprint of 50,062 square feet on 9.7 acres, which equates to approximately a 11.8% lot coverage. Utilities: The facility will be served by municipal sewer and water facilities. The City will accept 8" sewer from Manhole #1 to the existing manhole provided that it is constructed to City standards and an easement is granted. However, the proposed routing runs beneath Pond 1. An alignment down the driveway would be preferable. It may also be advisable to extend the sewer to north of the pavement at this time to minimize future disruption of the facility. The watermain should be lef~ as an eight inch main for future extension and looping of the main. The development is subject to the standard sewer and water trunk and lateral fees. I I I I I I I I I !
