The <br />total Parking spaces provided including, garage, driveway, and additional parking nodes is <br />I 19, this meets City Code requirements. <br /> <br />17. Utilities: The development will be served by municipal water and sanitary sewer. The City <br /> reserves the right to add or modify locations of proposed utilities. <br /> <br />18. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet and exterior <br />materials are to be face brick, natural stone, specifically designed precast concrete, factory <br />fabricated and fihished metal frame paneling, glass or other materials as approved by the City <br />Council. The building elevation plans will need to be revised to indicate building height for <br />each townhome unit to verify, compliance with City Code. The e~erior elevation plans are <br />proposing exterior wall materials to consist of maintenance free siding and asphalt shingles. <br />The proposed siding is a deviation from City Code and wiI1 require City Council approvs2. A <br />color rendering is required at the time of the PlarwJng Commission meeting. <br /> <br />19. <br /> <br />Laundry. Facilities: City Code requires a 100 square foot common laundry facility for <br />structures ranging from one to four units. The building elevation plan indicates that a <br />separate laundry facility will be provided for each unit in every twinhome and quadhome <br />structure. The proposed four-plex structure will have one laundry facility on the main level <br />to facilitate ail four units. The proposed laundry facilities meet City standards established in <br />the R-3 district. <br /> <br />20. Garage Space: Two family structures are required to have at least a 400 square foot garage <br /> for each mt. All proposed two unit. structures contain 440 square feet of garage space. <br /> <br />All multi-family structures containing three or more units are required to have a 240 square <br />foot garage. Fourteen of the six'teen units have garages ranging in size from 264 - 440 square <br />feet. Two units in the four-plex are not proposed to have garages; this is a deviation from <br />City Code. <br /> <br />The three bedroom one level unit and the five bedroom one level unit are also required to <br />have a 240 square foot garage for each unit. The site plan indicates that each unit will have a <br />484 square foot garage. ' <br /> <br />21. <br /> <br />Minimum Floor Area: The R-3 Urban Residential District regulations were used to critique <br />the proposed unit sizes. City code requires minimum floor areas for I, 2, 3, and 5 bedroom <br />units ranging from 525 - 1,025 square feet. The proposed town.houses will have floor areas <br />ranging from 682 - 2,307 square feet.
