Traffic Generation Analysis: The City Charter requires an analysis of the traffic <br />projections. City Staff will forward a copy of the preliminary plat to the consultant of <br />choice for this report. <br /> <br />Utilities and Water Usa~;e: The development will be served by municipal water and <br />sanitary sewer. <br /> <br />10. <br /> <br />. Park Dedication: The preliminary plat will be forwarded to the Park Commission for a <br />recommendation on park dedication. The City has the option for cash, land, or a <br />combination of the two. The current rate for park dedication is $1300 per unit; there is <br />also a trail deveIopment fee of $325 per unit. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Tuesday, March 6, 2001, at the <br />Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to review your sketch plan. I suggest <br />that you, or your representative, be present at the meeting to answer any questions that may arise. <br />A copy of the case cover sheet is enclosed for your information.
