Staff sent hearing notices
to residents within 750 feet of the subject property for the preliminary plat hearing held in
December.

Observations:

The property consists of approximately 10.13 acres and is currently zoned R-3 Urban
Residential, which allows up to 7 units per acre. The developer is proposing 42 units, which
equates to a gr?ss density of 4.2 units per acre and a net density of 4.4 units per acre..This
conforms to the approved preliminary plat.

Barium and Cobalt Streets are proposed to be extended from the south into the plat; Barium
Street will turn into a westerly extension of 152nd Lane and then "T" into Cobalt Street; and
Cobalt Street will extend north to 15Ya Avenue NW. Per the Council's recommendation at the
time of preliminary plat review on February 13, the conversion of Cobalt Street N.W. from a
private drive through Bill's Superette site into a dedicated public street has been included in the
final plat.

-151-
