No trail construction is required along T.H. #47 as this improvement was constructed as part of MN/DOT's improvements to the T.H. #47 corridor in 2000. Trail Development Fee. The City Council has enacted a Trail Development Fee in the amount of Three Hundred Twenty Five Dollars and no cents ($325.00) per lot. Therefore a payment in the amount of Thirteen Thousand Six Hundred Fifty Dollars and no cents ($13,650.00) (42 lots x $325.00/lot) is due at the City prior to releasing the Final Plat for recording. This Trail Development Fee shall be credited in the amount of Five Thousand One Hundred Dollars and no cents ($5,100.00) for sidewalk construction described in Item 18 below. The net amount of trail development fees due at the City is Eight Thousand Five Hundred Fifty Dollars and no cents ($8,550.00). Sidewalk Construction. The DEVELOPERS shall construct and pave, in accordance with CITY standards, a five (5) foot wide concrete sidewalk with pedestrian ramps in locations prescribed by the CITY, not to exceed 5% in grade, along the east side of Cobalt Street N.W. and south of 152"a Lane N.W., the south side of 152~d Lane N.W., and the west side of Barium Street N.W., within the boundaries of the Plat. This sidewalk construction is not Trail Development Fee or Park Dedication credit eligible. The DEVELOPERS also agree to construct a five (5) foot wide concrete sidewalk along the east side of Cobalt Street north of 152~a Lane to 153rd Avenue N.W. The CITY agrees that the construction of this segment of sidewalk will be Trail Development Fee credit eligible at a rate of $17.00 per lineal foot or Five Thousand One Hundred dollars and no cents ($5,100.00) (300 feet x $17.00 per lineal foot). SECTION VI LANDSCAPING Tree and Sod Planting Plan. If the Stage II boulevard seeding has not established, sodded boulevards, in addition to a front yard tree, are a requirement for each lot in the Plat prior to issuance of a Certificate of Occupancy. The DEVELOPERS are required to submit a Landscape Plan for CITY approval that identifies existing tree growth within the Plat that will be preserved during construction and new plantings. The requirement for a Landscape Plan shall be fulfilled by the DEVELOPERS as follows: a) Min, imizing the impact of construction on trees in accordance with Minne~_Q.tg. Extension Service publication "Protecting Trees From Construction Damage" (Publication #NR-FO-6135-S). b) Planting one two-inch diameter tree (or equivalent thereof) of an approved species at the road frontage or in the front yard of each of the lot in the Plat prior to the issuance of a Certificate of Occupancy.
