No trail construction is required along T.H. #47 as this improvement <br />was constructed as part of MN/DOT's improvements to the T.H. #47 corridor in 2000. <br /> <br />Trail Development Fee. The City Council has enacted a Trail Development Fee in the <br />amount of Three Hundred Twenty Five Dollars and no cents ($325.00) per lot. Therefore <br />a payment in the amount of Thirteen Thousand Six Hundred Fifty Dollars and no cents <br />($13,650.00) (42 lots x $325.00/lot) is due at the City prior to releasing the Final Plat for <br />recording. This Trail Development Fee shall be credited in the amount of Five Thousand <br />One Hundred Dollars and no cents ($5,100.00) for sidewalk construction described in <br />Item 18 below. The net amount of trail development fees due at the City is Eight <br />Thousand Five Hundred Fifty Dollars and no cents ($8,550.00). <br /> <br />Sidewalk Construction. The DEVELOPERS shall construct and pave, in accordance <br />with CITY standards, a five (5) foot wide concrete sidewalk with pedestrian ramps in <br />locations prescribed by the CITY, not to exceed 5% in grade, along the east side of <br />Cobalt Street N.W. and south of 152"a Lane N.W., the south side of 152~d Lane N.W., and <br />the west side of Barium Street N.W., within the boundaries of the Plat. This sidewalk <br />construction is not Trail Development Fee or Park Dedication credit eligible. The <br />DEVELOPERS also agree to construct a five (5) foot wide concrete sidewalk along the <br />east side of Cobalt Street north of 152~a Lane to 153rd Avenue N.W. The CITY agrees <br />that the construction of this segment of sidewalk will be Trail Development Fee credit <br />eligible at a rate of $17.00 per lineal foot or Five Thousand One Hundred dollars and no <br />cents ($5,100.00) (300 feet x $17.00 per lineal foot). <br /> <br />SECTION VI <br />LANDSCAPING <br /> <br />Tree and Sod Planting Plan. If the Stage II boulevard seeding has not established, <br />sodded boulevards, in addition to a front yard tree, are a requirement for each lot in the <br />Plat prior to issuance of a Certificate of Occupancy. The DEVELOPERS are required to <br />submit a Landscape Plan for CITY approval that identifies existing tree growth within <br />the Plat that will be preserved during construction and new plantings. The requirement <br />for a Landscape Plan shall be fulfilled by the DEVELOPERS as follows: <br /> <br />a) <br /> <br />Min, imizing the impact of construction on trees in accordance with Minne~_Q.tg. <br />Extension Service publication "Protecting Trees From Construction Damage" <br />(Publication #NR-FO-6135-S). <br /> <br />b) <br /> <br />Planting one two-inch diameter tree (or equivalent thereof) of an approved species at <br />the road frontage or in the front yard of each of the lot in the Plat prior to the <br />issuance of a Certificate of Occupancy.
