The subject property is located at the <br />comer of Ebony St. NW and 137~ Ave. NW in. the Riverside West subdivision. <br /> <br />The following items are enclosed.for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />g) <br />h) <br /> <br /> Site location map <br /> Proposed subdivision <br /> Planning Commission minutes dated February 6, 2001 <br /> Park Commission minutes dated February 8, 2001 <br /> City Policy regarding payment of sewer and water charges for residents <br /> receiving utility availability from subdivision extensions dated September <br /> 22, 1992. <br /> City Staff Review Letter dated April 20, 2001 <br />'Proposed Development Agreement for Clemens Addition. <br />Proposed Resolution for final plat approval. <br /> <br />Notification: <br /> <br />City Code does not require a public heating for minor subdivisions. <br /> <br />Observations: <br /> <br />Vince and Evelyn Clemens originally proposed to develop tfieir l-acre lot into two urban <br />sized lots. They brought forward a sketch plan showing two lots. The Planning <br />Commission reviewed the sketch plan and recommended approval of the subdivision. <br />After the Planning Commission meeting, staff discovered that the Clemens property is <br />within the Critical River and the Wild and Scenic River Overlay District. These districts <br />require 90' lot widths instead of the City minimum of 80' lot width. Both overlay districts <br />require that the 90' lot width needs to be met at the street frontage and the front building <br />line. The Clemens have redrawn the plat to show a lot width of 90' from the street to the <br />front yard setback line. Therefore the plat as drawn meets that Critical River and Wild <br />and Scenic River Overlay District standards. <br /> <br />-111- <br /> <br /> <br />
