If Mr. Stick_ney replaced the 1,600 square foot accessory building with a 1,500 square foot
accessory building, the property would contain a total accessory, building area of 5,867 square
feet. This is a 100 square foot reduction in accessory building area on the property, however the
number of buildings will remain at ten (10).

Three of the accessory structures consist of cemented in wood poles with a metal panel roof, it is
Staff's opinion that these structures could easily be converted into structures with walls and
therefore these structures count towards the allowable accessory building square footage
restrictions.

The Planning Commission held a public hearing on May 1,2001. During the public hearing Mr.
Hinn stated that he lived directly south of Mr. Stickney and did not have any objection to Mr.
S tickney's conditional use permit request.

Recommendation:

Mr. Stickney's property is heavily wooded and the accessory buildings are strategically located
on the property as to not detract from the character of the area. Due to'the line.of trees along
173~d Ave, most of the accessory buildings are not visible from the public road. It is the Plann/ng
Commission and Staff's opinion that approving the conditional use permit to exceed the number
of accessory buildings and square footage restrictions would not adversely impact the character
of the area nor diminish the use and aesthetics of the parcel.

The Planning Commission is recommending approval of the conditional use permit with the
condition that Mr. Stickney and any subsequent owners agree not to construct any more
accessory buildings on the property,.

Motion to adopt find'ings of hct relating to Mr. Stic~eY's request for a conditional use permit to
exceed the number of accesso~ buildings on a prope~y and the accesso~ building square
footage restrictions established in City Code.

Motion to approve Mr. Stic~ey s request tbr a conditional use pe~it to exceed ~e number of
accesso~ buildings on a property ~d the accessory building square footage restrictions
established in CiW Code based on the findings of fact, and adopt a resolution declaring te~s of
same.

-162-

-or-

Motion to deny Mr. Stickeny's conditional use permit request, based on the findings of fact.

Review Checklist:
Community Development Director
Principal Planner
City Attorney

CC: 05/22/01

I
I
I
I

I
I
I
!
I
I
I
I
I
I
!
I
I
I
