Staff also observed that Mr. Stickney uses the accessory buildings for cars that he
collects and other various hobby equipment and materials that he works on..Mr. Stickney would
like to replace an existing 40 x 40 (1,600 square feet) accessory building with a 50 x 30 (1,500
square feet) accessory building. During the snowy winter months the roof of the 1,600 square
foot accessory building caved in and as a result it will need to be removed from the property.
The existing 1,600 square feet accessory building contains storage of vehicl¢~and the other
miscellaneous hobby items. Mr. Stickney will move these items into the propdsed 1,500 square
foot accessory building. If Mr. Stickney replaced the 1,600 square foot accejd~ buil'ding with a
1,500 square foot accessory building, the property, would contain a tot~:~cees~/b~ry building area
of 5,867 square feet. This is a 100 square foot reduction in acceSk~Sr~ build~n§ area on the
property, however the number of buildings will remain at ten. Three' of the accesaorY'structures
consist of cemented in wood poles with a metal panel roof,,k.",W~s staff's opini6nltliat those
structures could easily be converted' into structures with -w.'~It~" and therefore these '~tUres
count towards the allowable accessory building square~fo6'~age restr/¢tions. Mr. sticlm~'s
property, is heavily wooded and the accessory buildings are strate~catt'Y bcated on the property
as to not detract from the character of the area. Due to the line of ~ees klon¢, 173~a Avenue, most
of the accessory buildings are not visible from the public-mad':-, i~ was staff's opinion that by
approving the conditional use permit to exceed the number Of:accessory buildings and square
footage restrictions would not adversely/mpa&the character o'f'~the .area.
