We offer the following comments: <br /> <br />Zoning and General: The property is zoned R-1 Rural Residential and single family <br />residential lots are a permitted use under this zoning. The plan proposes to subdivide the <br />existing 5.4 acre homestead at 15710 Armstrong Blvd. into two 2.5 acre single family lots. <br /> <br />2. Lot Dimensions and Area: The minimum lot size requirment is 2.5 acres. Lot 1 is 2.5 acres <br /> (exclusive of park land) and Lot 2 is 2.70 acres. <br /> <br />., <br /> <br />Streets and Access: The existing homestead on Lot 1 and the new lot created will be served <br />by two existing accesses onto Armstrong Blvd. Appropriately, all other access rights along <br />Armstrong Blvd. are dedicated to the County. In accordance with the City's request, a <br />corridor for the future extension of Eland Street-through the property from north to south is <br />being preserved with a drainage and utility ehsement. Also, a 33 foot wide corridor is being <br />preserved along the southeast plat boundary to facilitate the possible future extension of 157m <br />Lane from the east side of Armstrong Blvd. into the property to "T" into the future Eland <br />Street. <br /> <br />Drainage and Easements: In accordance with City Code, the standard 10 foot (5 feet on <br />common property lines) drainage and utility easements have been provided along the <br />per/rater of the lots. Although no other drainage and utility easements are required as a part <br />of the plat and development of Lot 2, it is noted that they are dedicated on the plat to protect <br />~hture road corridors. <br /> <br />Park Dedication: The plat was reviewed by the Park Commission on March 8. They have <br />recommended that a 37.5 wide corridor be platted for trail purposes, along the south boundary <br />of the plat. This land dedication would satisfy 80% of the park dedication requirement; the <br />remainder will be satisfied with a cash payment. <br /> <br />-181- <br /> <br /> <br />
