CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO ESTABLISH WAREHOUSE <br />OPERATIONS AS AN ACCESSORY USE TO AN <br /> OFFICE BUILDING IN THE B-1 BUSINESS DISTRICT; <br /> CASE OF SW WOLD/NORTH PINE PROFESSIONAL SERVICE. <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City has received an application for a conditional use permit from SW Wold to establish an <br />accessory warehouse use to a proposed office building in the B-1 Business District on the <br />property generally located off of State Highway #10 and 153rd Ave. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />Draft Planning Commission meeting minutes dated June 5,2001 <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Notification: <br /> <br />State law requires notification to properties within 350 feet of the boundaries of the subject <br />property. <br /> <br />Observations: <br /> <br />The applicant is proposing to construct a 20,075 square foot multi-tenant office and warehouse <br />building. The applicant is requesting a conditional use permit to facilitate warehousing activities <br />in approximately 19,075 square feet of the proposed building. The proposed warehouse use is <br />not considered a permitted use in the B-1 Business District. The applicant has stated to staff that <br />there will be a total of three tenants in the office/warehouse building. <br /> <br />The proposed building square feet is in compliance with the 35% lot coverage restriction in the <br />BN1 Business District. The exterior walls of the office and warehouse building are proposed to <br />be a combination of rock face concrete block andstucco. <br /> <br />The Planning Commission reviewed the conditional use permit request and held a public hearing <br />on June 5,2001. There was no public input during the public hearing. <br /> <br />Recommendation: <br /> <br /> <br />
