The proposed drainage plan would be maximizing the <br />ponding capacity on City property and therefore limiting future development's drainage <br />options. <br /> <br />The development is proposing to derive one access point from 153rd Avenue. <br /> <br />Urban Services are not available to the site and the facility is proposed to be served by an <br />on-site septic system. The development permit has been drafted to reflect the draft <br />comprehensive plan's policy statement requiring commercial developments to connect to <br />urban services when they are available, in the event that the comprehensive plan is <br />adopted. <br /> <br />The Landscaping Plan is generally acceptable. <br /> <br />The Planning Commission reviewed a conditional use permit request for the proposed <br />warehousing activities in a B-1 district on.
