The townhome portion of the development will consist of eighteen (18) eight-unit townhome <br />structures and two (2) four-unit town,home structures for a total of 152 units. City Code <br />establishes that multiple family structures of 3 or more units are subject to a site plan review. <br /> <br />The townhomes are two-story, slab on grade, two and three bedroom townhome units. Each unit <br />will have a minimum of 1,476 square feet of finished living space. The exteriors of the <br />structures are proposed to consist of primarily vinyl siding with accent brick around the garages. <br />The roof will have asphalt shingles. <br /> <br />The eight-unit townhouse structure will have foUr units on each side and will have four two- <br />bedroom units and four three-bedroom units. Each unit will have an attached double car garage. <br />Two off-street parking spaces are also provided on the paved driveways for each unit. The <br />applicant will also be Providing 79 additional off-street parking spaces within the 17 parking <br />nodes along the private road within the development. <br /> <br />Public access will be provided from the proposed public road (Iodine Street, N.W.). Ail of the <br />townhome units will be accessed through private roads. The private roads will be at least 24 feet <br />wide with some sections 28 feet wide. The development agreement will require the private <br />streets to be constructed to City street standards. <br /> <br />The original landscaping plan was deficient in several areas, namely the lack of detail for the <br />plantings for the typical townhouse unit and the number of trees proposed. The developer has <br />submitted a revised landscaping plan and staff will comment on the revised plan at the City <br />Council meeting. <br /> <br />The Planning Commission reviewed the site plan at it's June 5, 2001 meeting and recommended <br />approval of the townhome site plan. <br /> <br />Recommendation: <br /> <br />City Staff and the Planning Commission recommends site plan approval contingent upon <br />compliance with the city staff review letter dated June 1, 2001 and the property being rezoned to <br />P.U.D. <br /> <br />Council Action: <br /> <br />Motion to grant site plan approval for the townhomes proposed as part of The Ponds subdivision <br />contingent upon compliance with the City Staff review letter dated June 1,2001 and the property <br />being rezoned to P.U.D. <br /> <br />Review Checklist: <br />City Engineer <br />Community Development Director ~ <br />Community Development Assistant .~L~ <br /> <br />CC: 06/26/01 <br /> <br />Copy To: <br />Parks & Utilities Supervisor <br />Public Works Director <br /> <br />-294- <br /> <br /> <br />
