The proposed townhome structures also meet this requirement. <br /> <br />Densitw: The site plan shows a total of 152 townhouse units on 16.63 acres are proposed to <br />be constructed with a net density 9.14 units per acre. The area proposed to' be developed as <br />townhomes lies witkin areas designated as low, medium, and high density residential on the <br />March 2001 Draft Land Use Map. Calculations by staff shows that the area used for the <br />townhomes would be allowed to have about 139 housing units under the March 2001 Draft <br />Comprehensive Plan. However, the number of units that The Ponds development shows is less <br />than the maximum number of units that would be allowed on the whole development property <br />under the March 2001 Drai5 Comprehensive Land Use Map. <br /> <br />Access: Public access will be provided from the proposed public road (Iodine Street, N.W.). <br />All of the townhome units will be accessed through private roads. The private roads will be at <br />least 24 feet wide with some sections being 28 feet wide. The City will require that the <br />private streets to have B-612 concrete curbs and constructed to City street standards. As part <br />of the development agreement, the City will require the toWnhome owner's association be <br />responsible to sweep the private streets at least twice a year and have the association be <br />responsible for the maintenance of the raised median and monument sign at the entrance of the <br />subdivision. <br /> <br />Grading and Drainage~ The grading and drainage plans have been reviewed as part of the <br />preliminary plat of The Ponds subdivision. <br /> <br />REU Number: The City has enacted a quarterly drainage utility charge that is applicable to <br />the proposed development. The total drainage utility charge for the proposed townhouse <br />development is $1,134.76 per quarter. This equates to approximately a $7.47 quarterly <br />drainage charge per unit that the owners will be responsible for. <br /> <br />Landscaping: The original landscaping plan submitted to the City was deficient in several <br />areas, namely the lack of detail for the plantings for the typical townhouse unit and the lack of <br />enough trees for the units. You have submitted a revised landscaping plan that will be <br />reviewed by the City Council at it's June 26, 2001 meeting. <br /> <br />10. <br /> <br />Screening: City Code requires a 15-foot buffer between the existing residential and the <br />proposed multi-family development. The landscaping plan should show the proposed <br />screening. <br /> <br />11. <br /> <br />Waste Storage: City Code requires all waste storage areas to be located in the rear or side <br />yard and they must be screened. The site plan indicates that the townhouse project will not <br />contain any outside waste storage areas. <br /> <br />._ :305- <br /> <br /> <br />
