The property is zoned B-1 Business, office <br />facilities are a permitted use. The office facility will consist of two levels, the first floor will be <br />9,379 square feet in size and the second floor will contain 2,956 square feet for a total office <br />building area of 12,335 square feet. The proposed building exceeds the required front, rear and <br />side yard setbacks established in the B-1 Business District. City Code restricts lot coverage to <br />35% of the lot area; the site plan is proposing a 16% lot coverage. In accordance.-V~th City Code, <br />all driveways, off-street parking and maneuvering areas are proposed tO_;~¢!:"~surfaced with <br />bituminous pavement and finished with B-6/12 concrete curbing.
