DensiW: The subject property is 74.37 acres and the net density is 2.10 un/ts per acre, <br /> <br />Street Plans: The proposed plat provides two accesses (Yakima and Xk/mo) to the collector <br />street to the south (Alpine Drive or aka 153~d Avenue). Yakima Street will also be extended <br />north to provide a through street to 156th Lane. The plat proposes two more connections with <br />e,'cisting adjacent streets at 155th Lane to the west and Waco Street to the north. Per the <br />direction of the Planning Commission, Ute Street is not proposed to be constructed and <br />connect with Ute Street to the east in Stanhope Terrace. The southerly extension of Waco <br />Street will terminate as a cul-de-sac on the north side of Alpine Drive to avoid an additional <br />increase in traffic on Waco Street south of Alpine Drive. <br /> <br />The street names should be modified as follows: .Waco Circle should be Waco Court, Xkimo <br />Court should be Xkimo Street. <br /> <br />At the Planning Commission meeting on August 7, Mr. John Westrum of 15551 Waco St. <br />N.W. indicated that he had forwarded some alternative street layout designs to you for <br />consideration. Those were not available for review at the Planning Commission meeting and <br />the Commission directed that those alternative designs be included in the City Council case <br />for preliminary plat approval for additional consideration. The three options presented by <br />Mr. Schuster are attached for your information. The City offers the following comments on <br />Options 1, 2 and 3 presented by Mr. Westrum. All of the alternatives eliminate access to the <br />existing roads to the north. These would not be preferable to the street layout that was <br />approved by the Planning Commission as they would not provide an alternate route to and <br />from the development and would intensify the traffic on the remaining connections. Each of <br />the alternates also provides a jog in 155th Lane to dissuade traffic from utilizing the <br />connection to the existing 155th Lane. Where--~ this is an important goal, this objective was <br />accomplished with the preferred layout that was passed by the Planning Commission. <br />Another disadvantage to the three alternatives that were provided is the connection of the <br />Yakima Court cul-de-sac to the south of 155th Lane N.W. Whereas this would also provide <br />for a more direct access to 153rd Avenue N.W., it also fills in the pond that is being proposed <br />to drain the entire subdivision. Alternate 3 proposes to connect Waco Street so there is a 4- <br /> rd <br />way intersection at Alpine Drive N.W. (aka 153 Avenue N.W.) and Waco Street. This <br />connection was eliminated throughout discussion of the preferred plan due to the possibility <br />that vehicles may go straight south and increase the traffic concerns that have been expressed <br />over the past few years on Waco Street south of Alpine Drive N.W. <br /> <br />I <br />I <br /> <br />I <br />I <br />! <br />I <br />! <br />I <br />I <br /> <br />I <br />I' <br />! <br />I <br />I <br />I <br />I <br /> <br /> <br />
