CASE <br /> <br /> REQUEST FOR A CONDITIONAL USE PER2vIIT <br /> TO EXCEED SIGN SIZE RESTRICTIONS; <br /> CASE OF M&G LEASING <br />By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />The City received an application from M&G Leasing to allow them to exceed the sign size <br />restrictions for their building located at 7575 Hwy. 10, where M&G Leasing is finishing <br />construction of a multi-tenant commercial building. The following items are enclosed for your <br />information: <br /> <br />a) Site location map <br />b) Sign plan <br />c) Picture of subject parcel <br />d) Draft Planning Commission meeting minutes dated August 7, 2001 <br />e) Proposed findings of fact <br />f) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public' hearing to property owners within 350 feet of the <br />subject property. Staff notified property owners within 350 feet of the subject property. <br /> <br />Observations: <br /> <br />In the commercial and industrial districts, the City Code restricts ground or freestanding signs' to <br />a size of 100 square feet per side. M&G Leasing is proposing a freestanding sign that will be <br />180 square feet in size per side. The sign height is proposed to be 25 feet, which complies with <br />City Ordinances. The applicant is in the process of completing a 7,800 square foot building <br />(6,000 sq. ft. trailer showroom and 1,800 square feet of office space) that could contain up to five <br />tenants. The applicant states the need for a sign that exceeds the sign size restrictions is to <br />provide adequate signage for ali of the tenants. The applicant has indicated that there will be no <br />exterior wall signs on the building. Also, it should be stated that the applicant, as part of <br />developing the subject property, removed a grandfathered billboard that was 200 square feet in <br />size from the parcel. <br /> <br />The City has, in the past, granted conditional use permits to allow for larger signs than allowed <br />under City Ordinances (Ampride, Burger King, River Bend Plaza, and Ramsey Town Square). <br /> <br />The Planning Commission met on August 7 and there were no verbal or written comments <br />submitted at the public hearing regarding the request to exceed sign size restrictions. <br /> <br />-317- <br /> <br /> <br />
