He stated that he <br />will talk to Mr. Van Norman and discuss the issue in more detail. If some type of <br />accommodation can't be agreed on, then they will be quite adamant that the berm be removed. <br />Mr. Peck stated that personally he was objecting to the size of the berm, but noted that the <br />resolution will be up to the Homeowners Association. <br /> <br />Commissioner Johnson recommending delaying action until after the Northfork Homeowners' <br />Association addresses the issue. <br /> <br />Consensus was to allow the issue to be addressed by the North Fork Homeowners Association. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Kociscak, to continue the public <br />hearing to August 7,2001. <br /> <br />Motion Carried. Abstain: Commiksioner Sweet. <br /> <br />Case #5: Request for Site Plan Review of RJM Enterprises; Case of Dennis Sharp <br /> <br />Community Development Assistant Wald stated that the City of Ramsey has received a request <br />fbr site plan review from Dennis Sharp to construct an office and light manufacturing facility. <br />The building will be occupied by RJM Enterprises. The area is generally located to the west of <br />County Road #116 and south of 143rd Avenue in Gateway North Industrial Park No. 5. The <br />subject property is zoned B-W Business/Warehousing; office and light manufactur/ng facilities <br />are permitted uses. The site plan is proposing to construct a 39,928 square foot office and <br />manufacturing facility with a 4,984 square foot second floor mezzanine area (to facilitate <br />storage). The site plan is also proposing'a 30~0__00 square foot future addition. The proposed <br />building meets the front yard, rear yard, and side yard setbacks established in the BW district. <br />City Code restricts lot coverage to 35%, the site plan is proposing to construct a total of 39,928 <br />square feet of building space on 4.51 acres, which equates to approximately a 20% lot coverage. <br />The site will derive two (2) access points from 143rd'~venue. City Code requires all driveways <br />and off-street parking areas to be paved and finished with B-6/12 concrete curbing; the site plan <br />meets City requirements. Staff is requesting further information from the applicant to verify that <br />the site plan meets off-street parking requirements. The site will be required to obtain a permit <br />fkom the Lower Rum River Watershed Management Organization.
