-88- <br /> <br />Mr. Bachan inquired if there was a consensus amongst the Council that the mixed use should be <br />75 percent commercial/industrial and 25 percent residential including the area north of C.R. # 116 <br />between Ramsey Boulevard and Armstrong Boulevard. <br /> <br />Councilmember Hendriksen stated that from a concept standpoint he would agree as long as it <br />includes which comes first residential or other uses. <br /> <br />Mr. Bachan discussed the issue of density transitioning and questioned what each <br />Councilmember opinion was on density transitioning. <br /> <br />Councilmember Anderson stated that they are talking transitioning from commercial/industrial as <br />well as single family from large lot to small lot. There are differing opinions as to what should <br />be considered a buffer. <br /> <br />Mr. Bachan inquired as to what the Council felt was an appropriate transition. <br /> <br />Mayor Gamec stated that once the development is presented for approval the Council has to <br />make that decision. Every development is different and that is what the Council is for. <br /> <br />Councilmember Hendriksen replied that what the Mayor just stated was not legally possible, <br />because if the laws say he can build a 10,800 square foot lot the City can't say no. <br /> <br />Councilmember Kurak stated that she felt density transitioning has to handled on a case by case <br />basis because of the way the City has been developed. To her good transition would be if there is <br />an empty piece of property and a developed neighborhood on ¼ acre lots there should be no <br />townhomes or apartment buildings in the backyard. She would require single family units <br />around the edge or that much land between the them as density transitioning. Thinks it is <br />unreasonable that different types of housing can't go next to each other. She could not agree <br />with requiring one acre lots in City sewer and water. <br /> <br />Consensus of the Council was to review the three draft density transition ordinances that have <br />been drafted as a starting point. <br /> <br />ADJOURNMENT <br /> <br />Motion by Councilmember Hendriksen, seconded by Councilmember Kurak, to adjourn the work <br />session. <br /> <br />The work session of the City Council adjourned at 8:35 p.m. <br /> <br />Respectfully submitted, <br /> <br />City Council/July 26, 2001 <br /> Page 6 of 6 <br /> <br /> <br />
