The
proposed development includes 155 single-family homes. The development is proposed to be
constructed in phases throughout the next three to five years, with full completion in Year 2006.

The following existing stub streets are proposed to connect to the development:

Yakima Street south of 156th Lane
· Waco Street south of Juniper Ridge Drive
155th Lane east of Barium Street
· Ute Street north of 154th Lane

Two additional full~access connections, opposite Waco Street and Xkimo Street, are proposed
along 153rd Avenue (see Figure 3' Proposed Site Plan).

Traffic Forecasts

Traffic forecasts were developed for the year 2006. A three-percent yearly growth rate was used
to account for growth in background traffic volumes on all roadways.

Trip generation estimates for daily and a.m./p.m, peak hours were calculated for the proposed
.development based on land use type and size, and trip generation formulas from the 1997 ITE
Trip Generation Reports. The trip generation results are displayed in Table 2.

Table 2
Trip Generation Estimates

' Land Use Daily A.M2 Peak P.M. Figure 4 displays..the directional distribution percentages for
the residential development. The combination of background traffic and trips generated by the
proposed developments is shown in Figure 5 for the year 2006 a.m. and p.m. peak hours.

-143-
