The <br />proposed development includes 155 single-family homes. The development is proposed to be <br />constructed in phases throughout the next three to five years, with full completion in Year 2006. <br /> <br />The following existing stub streets are proposed to connect to the development: <br /> <br /> Yakima Street south of 156th Lane <br />· Waco Street south of Juniper Ridge Drive <br /> 155th Lane east of Barium Street <br />· Ute Street north of 154th Lane <br /> <br />Two additional full~access connections, opposite Waco Street and Xkimo Street, are proposed <br />along 153rd Avenue (see Figure 3' Proposed Site Plan). <br /> <br />Traffic Forecasts <br /> <br />Traffic forecasts were developed for the year 2006. A three-percent yearly growth rate was used <br />to account for growth in background traffic volumes on all roadways. <br /> <br />Trip generation estimates for daily and a.m./p.m, peak hours were calculated for the proposed <br />.development based on land use type and size, and trip generation formulas from the 1997 ITE <br />Trip Generation Reports. Figure 4 displays..the directional distribution percentages for <br />the residential development. The combination of background traffic and trips generated by the <br />proposed developments is shown in Figure 5 for the year 2006 a.m. and p.m. peak hours. <br /> <br />-143- <br /> <br /> <br />
