CASE <br /> <br /> I <br />I <br /> I <br /> I <br /> I <br /> <br />HIGHWAY #10 INDUSTRIAL DEVELOPMENT <br /> By: James E. Norman, City Administrator <br /> <br />Background: <br /> <br />During recent £acilitator-led Comprehensive Plan discussions with the City Council, a ~eat deal <br />of discussion centered on the need for more industrial development land. As part of the <br />discussion, staff noted the underutilized area to the south of Highway #10 that may be poorly <br />suited for highway commercial business development because it is located on the lef~ hand side <br />of the "going home traffic". Staff has identified various potential industrial sites along Highway <br />#10, beginning at the Anoka City limits through to the western boundary of Mississippi West <br />Regional Park. Additionally, staff has identified the area north of Highway #10, adjacent to the <br />Elk River city limits. A map of the sites is attached with this case. <br /> <br />Observations: <br /> <br />Changing the land use designation fi.om Highway Commercial to Industrial in areas adjacent to <br />Highway #10 has a couple of benefits. First, there already is a great deal of land use designated <br />as Highway Commercial making it highly unlikely that all the land would be utilized with <br />quality commercial development.
