The su~j.~ct property is"loca[ed 6ri the south side of County <br />Road #64 (181~ Street). The parcel is approxi_matety.:21~::20 acres 'i~.size and is zoned R-IR Rural <br />Residential. The surrounding parcels are also 'zoned 'for single family rural' residential dwellings. <br />Megan Roche owns Parcel A and. B as shown on;the Certificate of Survey. Parcel A has a 66' wide <br />strip of land that has frontage on c0~nty Road #64: 'Parcel B has no direct access to a public road. <br />Even though Parcel. Bis an existingt0t, a home cannot~ . be constructed on the property without a <br />variance. Ms. HemP,.~cho plans to.purchas~t~arcel B:;i:h~s applied for a variance from the minimum <br />street frontage requirement and i; ProPosirtg~at',P~;eI B use Parcel A's access. Parcel B currently <br />has an access easement 'across, Parcel A to enter/exit on to County Road 64, The applicant shall <br />provide pro~t- the. easeh~ent ks recorded with Anoka County. City Staff recommends approval. <br />of the: varian~ikom street frontage and lot width requirements contingent upon the applicant <br />entering into a variance, agreemen~ with the City. <br /> <br />CitiZen .Input ~_ <br /> <br />Dwighi ~derson owns the'property directly in front of the property in question. He questioned <br />what effect 'this woutdhave on his property or his taxes.
