I <br />I <br />I <br /> <br />CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED WALL SIGN SQUARE <br />FOOTAGE AND SIGN HEIGHT RESTRICTIONS; <br /> CASE OF BLUE LINE COLLISION CENTER <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />I <br />I <br />I <br />I <br />I <br /> <br />The City received an application from Blue Line Collision Center for a conditional use permit to <br />exceed wall sign square footage and height restrictions for their building located at 6260 State <br />Highway # 10. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sign sketch <br />c) Draft Planning Commission meeting minutes dated September 10, 2001 <br />d) Proposed findings of fact <br />e) Proposed conditional use permit <br /> <br />Notification: <br /> <br />I <br />I <br />I <br />I <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. <br /> <br />Observations: <br /> <br />In the commercial district, City Code restricts wall signs to a size equal to 15% of the building <br />front and a height not to exceed the top of the building parapet. Blue Line Collision Center is <br />allowed 93 square feet of wall signage per their 40' x 15.5' building front. The Applicant <br />currently exceeds wall sign square footage restrictions by approximately 227 square feet and the <br />property contains a legal non-conforming billboard sign. <br /> <br />I <br />I <br />I <br />! <br />I <br /> <br />The Applicant is proposing 133.5 square feet of wall signage; which results in a 40.5 square foot <br />overage. The sign is also proposing to exceed sign height restrictions by 3 feet. The increase in <br />sign height would provide screening around mechanical equipment located on the roof of the <br />building. <br /> <br />Blue Line Collision Center is proposing to remove an existing legal non-conforming billboard <br />sign located on the roof of the building and all existing wall signage. The Applicant would then <br />like to install a sign in the form of an awning that would extend the length of the building front <br />and wrap around one side of the building. <br /> <br />The City has, in the past, granted conditional use permits to allow for larger signs than allowed <br />under City Ordinances (Ampride, Burger King, River Bend Plaza, Ramsey Town Square and M <br />& G Leasing Inc.). <br /> <br />-285- <br /> <br /> <br />
