CAS #

HIGH'W'AY ,~10 Ib'DUSTtLI.'-kL DEV'ELOP.,~EE~T
By: James E. Norman, City. Administrator

Background:

During recent faciiitator4ed Comprehensive Plan discussions with ~e Ci~ Council, a ~eat deal
of discussion centered on the need for more indusU~al deveiopmem land. As pm of the
discussion, staff' noted the um. de~afilized area to the south of Highway #10 that may be poorly
suited for hi~*_~way commercial business development because it is located on the left hand side
of the "going home u~a~]:qc''. Staff has identified various potential mdus~al sites along Highway
#10, beginning at the .4moka City. limits through to the weszem boundary, of Mississippi West
Re~onal Park. Additionally, st~f has identified the area north of I--7Jghway #I0, adjacent to the
Elk P-dyer ciu tirni~s. A map of r. he sites is ,~trached with th_is case.

Observations:

Changing the Imnd use depilation from Highway Commercial to Industrial in areas adjacent to
Hi~?:,,ay #i0 n,~s a couple of benefits. First, there already is a great deal of [and use desig-nated
as Highway Commercial making it highly unlikely that all d~e land would be utilized with
quah~ corr, mercial development Secondly, the area south of' Highway #10, between the ,,Mnoka
ci~ ',jnrfir~ and Mississippi West Regional Park, is in Tax Lncrement Financing District No. 4,
which will rema/n m existence r.p:ough the year .~0 ~.~:

Commission Action:

Based upon discussion.

Reviewed by:

Ci~ Admimstraror
F hnance Officer
Community Development Dirscror
~ ax Increment Soeciaiisr

EDA: 08/20/01

-322-

I
I
I
i

I

I
i
I
I

I
I
