CASE # <br /> <br /> REQUEST FOR A CONDITIONAL USE PERMIT TO CONSTRUCT <br />AND OPERATE A CELLULAR ANTENNA ON A CITY WATER TOWER: <br />CASE OF VERIZON WIRELESS <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City has received an application from Ver/zon Wireless requesting a conditional use permit <br />to construct and operate cellular antennas on the new City water tower generally located off of <br />Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Revised Site Plan <br />c) Letter from applicant <br />d) Letter from Larry Peterson, <br /> equipment building. <br />e) Proposed findings of fact <br />f) Proposed conditional use permit <br /> <br />Connexus Energy, opposing outside cellular <br /> <br />Notification: <br /> <br />State law requires that properties within 350 feet of the subject property be notified of the public <br />hearing. <br /> <br />Observations: <br /> <br />The subject property is zoned BW Business Warehouse; surrounding parcels to the north, south, <br />east and west are also zoned BW Business Warehouse. <br /> <br />Verizon Wireless is proposing to install cellular antennas on the new City water tower at a height <br />of approximately 1 I0 feet above grade (see site plan). City Code requires all cellular antennas on <br />City owned property to obtain a conditional use permit from the City. <br /> <br />The new City water tower was designed and constructed in a manner to allow .for various City <br />equipment and cellular user's equipment to be stored indoors. The City has a construction plan <br />and estimated costs for a second floor mezzanine area. The mezzanine area would be 1,900 <br />square feet in size with the capability to hold 250 pounds per square foot or 262.5 tons. Locating <br />cellular equipment on the mezzanine area will provide the City the opportunity to utilize the. <br />property surrounding the base of the water tower for site landscaping, construct a trail that will <br />connect to an adjacent park, and provide an aesthetically pleasing entrance into Cottonwood <br />Park. <br /> <br />q <br /> <br />-161- <br /> <br /> <br />
