I <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />4. <br /> <br />6. <br /> <br />7. <br /> <br />NOW, THEREFORE, the CITY and DEVELOPER agree as follows: <br /> <br />IMPROVEMENTS <br /> <br />Access to Lots. Lot I/IA and Lot 2/2A shall have access to Alpine Drive N.W. The <br />existing driveway onto Armstrong Blvd. N.W. from the existing homestead on what is to <br />be platted as Lot 1 shall be abandoned and right of access along Armstrong Blvd. shall be <br />dedicated on the final plat to Anoka County. <br /> <br />Drainage and Utility Easements. The standard 10 foot (5 feet on common property <br />lines) drainage and utility easements shall be dedicated along the perimeter of each of the <br />two lots. In addition, all areas where wetlands are located shall be dedicated as drainage <br />and utility easements. <br /> <br />Resubdivision Restrictions. Under 4 in 40 density regulations, the Plat, based on the <br />underlying legal description, is limited to a total of two (2) lots and no further <br />resubdivision of any lot in the Plat will be permitted until sanitary sewer and municipal <br />water are available to the Subject Property or the repeal or reduction of the 4 in 40 <br />density restrictions. Lot lA shall be considered part of Lot 1 and Lot 2A shall be <br />considered part of Lot 2 for platting and zoning purposes and are not to be considered <br />separate, buildable lots from Lot 1 and Lot 2. The Developer herein agrees to file a lot <br />combination at Anoka County to join Lot lA with I and 2A with 2. Lot lA and 2A are <br />not allowed to be separated from Lots 1 and 2 without the approval of the City. <br /> <br />II. <br />GENERAL <br /> <br />Park Dedication. The Plat is in the Autumn Heights Park District. The existing <br />homestead on what is to be platted as Lot l/IA is' exempt from park dedication <br />requirements. The DEVELOPER shall satisfy the park dedication requirement for the <br />new lot created (Lot 2/2A) with a cash payment in the amount of One Thousand Three <br />Hundred Dollars and no cents ($1,300.00). <br /> <br />Trail Development Fee. The City has enacted a trail development fee in the amount of <br />Three Hundred Twenty Five Dollars and no cents ($325.00) per lot. The existing <br />homestead (Lot I/IA) is exempt from this fee. Therefore, a payment for the new lot <br />created (Lot 2/2A) in the amount of Three Hundred Twenty Five Dollars and no cents <br />($325.00) shall be paid to the City prior to reIeasing the Final Plat for recording. <br /> <br />Stormwater Management Fee. The CITY has enacted a Stormwater Management Fee <br />in the amount of Three Hundred Seventy Five Dollars and no cents ($375.00) per unit.. <br />Lot l/IA, which is the existing homestead, is exempt from this fee. Therefore, a payment <br />for the new lot created (Lot 2/2A) in the amount of Three Hundred Seventy Five Dollars <br /> <br />-1'87- <br /> <br /> <br />
