-196- <br /> <br />The Industrial district restricts lot coverage to 35%; thc site plan is proposing to construct <br />185,000 square feet of building space on 14 acres, which equates to approximately a 30% lot <br />coverage. <br /> <br />The site will derive three (3) access points from the extension of Azurite Street. It should be <br />noted that Anoka County has commented negatively on the proposal to access County Road <br /># 116 via Azurite Street. Staff supports the Azurite street access for a number of reasons that will <br />be outlined in the preliminary plat review for Sunfish Business Park. <br /> <br />The proposed development will be required to obtain a permit from the Lower Rum River Water <br />Management Organization. <br /> <br />City Code requires all driveways and off-street parking areas to be paved and finished with <br />6/12 concrete curbing, the site plan is in compliance with this requirement. <br /> <br />The exterior building materials for the structure are proposed to consist of pre-cast concrete <br />panels with a pre-finished metal cap, this meets the architectural standards established in City <br />Code. <br /> <br />The landscaping plan meets City standards.
