-196- The Industrial district restricts lot coverage to 35%; thc site plan is proposing to construct 185,000 square feet of building space on 14 acres, which equates to approximately a 30% lot coverage. The site will derive three (3) access points from the extension of Azurite Street. It should be noted that Anoka County has commented negatively on the proposal to access County Road # 116 via Azurite Street. Staff supports the Azurite street access for a number of reasons that will be outlined in the preliminary plat review for Sunfish Business Park. The proposed development will be required to obtain a permit from the Lower Rum River Water Management Organization. City Code requires all driveways and off-street parking areas to be paved and finished with 6/12 concrete curbing, the site plan is in compliance with this requirement. The exterior building materials for the structure are proposed to consist of pre-cast concrete panels with a pre-finished metal cap, this meets the architectural standards established in City Code. The landscaping plan meets City standards. The facility will be served by municipal sewer and water facilities. Recommendation: The Planning Commission and City Staff recommend site plan approval contingent upon compliance with City Staff review letter dated October 19, 2001.
