Voting No: None. <br /> <br />Case #7: <br /> <br />Request for Sketch Plan Review of Sunfish Business Park; Case of City of <br />Ramsey <br /> <br />Presentation <br /> <br />Community Development Assistant Wald stated the City of Ramsey is in the process of platting <br />four commercial lots in the proposed Sunfish Business Park generally located east of County <br />Road #116 and south of Sunwood Drive. The subject property is zoned Industrial and consists of <br />approximately 40 acres. The sketch plan is proposing to plat four commercial lots ranging from <br />7.6 acres to [4.0 acres in sizel Lot 2 is proposing to be approximately 14.0 acres in size and will <br />be utilized for a new business in Ramsey; Star Exhibits. Star Exhibits will be developing an <br />office and warehouse facility consisting of 185,000 square feet. The remaining lots will be <br />owned by the City and designated for future commercial development. The proposed four lots <br />meet the one-acre minimum lot size requirement and the 200-foot width requirement established <br />in the Industrial District. The site will receive public access from Azurite Street, which will be <br />extended to the northeast. Lots 1 and2 ofBIock 1 also bounded by County Road #116 and Lot 1 <br />will most likely gain street access from Sunwood Drive. The site will be serviced by municipal <br />sewer and water facilities. Comments from Anoka County were received on October 4, 2001. <br /> <br />City Engineer Jankowski pointed out that the County already correctly identified that east of this <br />site, there is an existing intersection. He stated it does not warrant a third intersecting street. He <br />stated there is an access point, which is the truck access for the Wendell facility. This'particular <br />access would be relocated to Azurite Street. Then Azurite Street would intersect. The County <br />points out that a corridor study along County Road 116 is in progress. City Engineer Jankowski <br />recommended that the City comply with whatever recommendations are brought forth from that <br />study. <br /> <br />Community Development Assistant Wald stated that Staff recommends sketch plan approval. <br /> <br />Planning Commission/October 4, 2001 <br /> Page 14 of 18 <br /> <br />-133- <br /> <br /> <br />
