We offer the following comments: <br /> <br />General: The subject property is 9.7 acres in size and is generally located west of T.H. #47, <br />in about the 5700 block of 158m Lane. The revised sketch plan presented proposes to plat the <br />property into 19 single-family lots, one of which is an existing homestead.' All of the lots <br />will .be serviced with municipal water and sanitary sewer. <br /> <br />2. Zoning: The property is currently zoned R-1 Rural Residential and a rezoning to R-1 Urban <br /> Residential would be required in order to develop the property to urban standards. <br /> <br />Utilities: The site is not eligible for development With sanitary sewer and municipal water <br />because it is not located within the current boundaries of the Metropolitan Urban Service <br />Area (MUSA). Accordingly, an amendment to the Comprehensive Plan for a 1MUSA <br />expansion accompanied the application for subdivision and rezoning. On September 10, <br />200l the Planning Commission considered the application for a comprehensive plan <br />amendment and made a recommendation for City Council approval. The recommendation <br />for the comprehensive plan amendment will be submitted to City Council after the Planning <br />Commission approves a sketch plan for River Pines 5''h. <br /> <br />Density: The gross density,, including the T.H. #47 right-of-way is 2 units per acre. The net <br />density, excluding T.H. #47 right-of-way and presuming there are no wetlands present, is 2.1 <br />units per acre. <br /> <br />5.
