We offer the folloWing comments:

-124-

General: The subject property is 9.7 acres in size and is generally located west of T.H. #47,
in about the 5700 block of 158~ Lane. Tb.e revised sketch plan presented proposes to plat the
property into 19 single-family lots, one of which is an existing homestead.' All of the lots
will .be serviced with municipal water and sanitary sewer.

Zoning: The property is currently zoned R-I Rural Residential and a rezorfing to R-1 Urban
Residential would be required in order to develop the property to urban standards.

Utilities: The site is:not· eligible for development With sanitary sewer and municipal water
because it is not located within the current boundaries of the Metropolitan Urban Service
Area (MUSA). Accordingly, an amendment to the Comprehensive Plan for a MUSA
expansion accompanied the application for subdivision and rezoning. On September 10,
2001 the Planning Commission considered the application for a comprehensive plan.
amendment and made a recommendation for City Council approval. The recommendation
for the comprehensive plan amendment will be submitted to City Council after the Planning
Commission approves a sketch plan for River Pines 5%

Densitw: The gross density, including the T.H. #47 right-of-way is 2 units per acre. The net
density, excluding T.H. #47 right-of-way and presuming there are no wetlands present, is 2.1
units per acre.

Traffic Generation Analysis: A traffic analysis will be generated for the preliminary plat
public hearing.
