REQUEST TO REZONE PROPERTY FROM <br /> B-1 BUSINESS TO R-3 URBAN RESIDENTIAL: <br /> CASE OF ORRIN THOMPSON HOMES <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />Orrin Thompson Homes has submitted an application to rezone certain property located <br />south of Sunwood Drive and west of State Highway #47 from B-1 Business to R-3U <br />Multiple. Family Residential. The rezoning would allow the applicant to construct a' <br />townhouse development. . . <br /> <br />The following items are enclosed for your information: <br /> <br />1. Site location map <br />2. Copy of zoning map of surrounding area <br />3. General development plan <br />4. Letter from Cory Lepper of On'in Thompson Homes <br />5. Planning Commission meeting minutes dated November 5, 2001 <br />6. Proposed findings of fact <br />7. Proposed resolution for approval <br /> <br />Notification: <br /> <br />Property owners located within 500 feet of the subject property were notified of the <br />proposed rezoning. State Law requires that the city notify property owners within 350 <br />feet of the subject property. <br /> <br />Observation: <br /> <br />Orrin Thompson Homes has entered into a purchase agreement with property owner <br />Marlene Katnis. Orrin Thompson Homes is requesting that the City rezone <br />approximately 14.08 acres from B-1 Business to R-3 Urban Residential. Property to the <br />north is R-1 Residential and R-3 Urban Residential, property to the south is zoned R-3 <br />Urban Residential. To the east and west the adjacent properties are zoned <br />Residential. <br /> <br />The current Comprehensive Plan (1995) designates· this area for commercial uses. The <br />subject property to date has not been developed with commercial activities. The March <br />2001 Draft Comprehensive Plan shows the subject property being designated for medium <br />density residential development. A Comprehensive Plan Amendment will be required <br />since the March 2001 Draft Comprehensive Plan has not been adopted. The City Council <br />will be reviewing the Comprehensive Plan Amendment request by Orrin Thompson <br />concurrent with the rezoning request. <br /> <br />-131- <br /> <br /> <br />
