The site plan consists <br />of a Site Plan, Conceptual Grading, Drainage and Utility Plan and Landscape Plan prepared by <br />James R. Hill Inc. We offer the following comments: <br /> <br />General: The townhouse development wilI take place on approximately I4.08 acres. The <br />townhouse development will consist of 84-townhome units that are a combination of eight, <br />-ten and twelve unit structures. City Code requires all multi-family structures of 3 or more <br />units be subjected to site plan review and approval. <br /> <br />Zoning: The property is currently zoned B-1 Business. The City has received a rezoning <br />application to rezone the property tO R-3U Residential that would allow the property to be <br />developed to a maximum-density of 7 units an acre. The planning Commission <br />recommended that the City Council approve the requested rezoning at their November 5, <br />2001 meeting. The City Council introduced the rezoning ordinance on December 1 t, 2001. <br />The City Council will have to adopt the rezoning ordinance sometime in January 2002. The <br />proposed development is subject to a comprehensive plan amendment. <br /> <br />Lot Coverage: The proposed townhouse project area is 613,387 square feet in size (14.08 <br />acres) and tot coverage is restricted to 35% (which includes garages), or 214,685 square feet <br />in this case. The site plan is proposing to construct one eight unit building .tour ten unit <br />buildings and three twelve unit structures. The structures range in building size from 9,248 <br />square feet, 11,016 square feet, and 12,784 square feet respectively. The proposed building <br />coverage on the subject property is 91,664 square feet of townhome units, whict't equates to <br />approximately 15% tot coverage. <br /> <br />-181- <br /> <br /> <br />
