Board Member Levine introduced the following resolution and moved for its adoption: <br />RESOLUTION #10 -04 -089 <br />111111U1111 <br />REC'D <br />JUN 28. 2010 <br />A RESOLUTION APPROVING THE ISSUANCE OF A VARIANCE TO THE MINIMUM <br />FLOOR AREA RATIO (F.A.R.) OF 0.25 AND MAXIMUM SURFACE PARKING LOT STREET <br />FRONTAGE OF 25% IN THE TC -3 SUB - DISTRICT AND DECLARING TERMS OF SAME <br />WHEREAS, Allina Health System, hereinafter referred to as "Applicant," has properly applied for a <br />variance from City Code Section 117- 118(c)(2), regarding minimum floor area ratio (F.A.R.) and <br />maximum surface parking lot street frontage in the TC -3 Sub- district of Town Center on the property <br />legally described as follows: <br />Outlot FF, Ramsey Town Center Addition, Subject to Easement of Record, Anoka County, <br />Minnesota <br />or upon recording: <br />Lot 1, Block 1, Town Center 14' Addition, Anoka County, Minnesota <br />2015708.010 <br />(the "Subject Property) <br />WHEREAS, the Board of Adjustment met on April 1, 2010, conducted the public hearing and <br />adopted findings of fact relating to the request for a variance from the minimum floor area ration and <br />maximum street frontage for surface parking lots as part of the development of the Subject Property. <br />NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF THE <br />CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br />1. Based on Resolution #10 -04 -088 adopting Findings of Fact #0866, a variance to the minimum <br />floor area ration (the "F.A.R. "), as established in §117- 118(e)(2) of the Ramsey City Code, and <br />maximum street frontage for surface parking lots, as established in the TC -3 Building Placement <br />section of the Town Center Design Guidelines (incorporated into City Code by reference [§117- <br />118(d)D, is approved for the development of a medical office and clinic on the Subject Property. <br />2. That the development of the Subject Property is herein approved with a F.A.R. of no less than <br />0.22. The Permittee shall be required to construct the 4,000 square foot addition in the future <br />and be shown on all plan sheets related to the Site Plan request. <br />3. That the placement of the building, entrance canopy, and architectural wall along Sunwood Drive <br />shall be in accordance with the approved Site Plan prepared by BDH & Young and dated March <br />1, 2010. <br />4. That the architectural wall may not be removed at any time without City approval. <br />5. The Permittee shall be responsible for all City costs incurred in processing the Variance request. <br />
