9.20.31 <br /> <br />Planned Unit Development <br /> <br /> Subdivision <br />wluich will encourage: <br /> <br />Intent. The intent of this district is to provide a district <br /> <br />Flexibility in land development in order to make better use of new <br />techniques in building design and construction and land development; <br /> <br />b. The provision on housing, affordable to all income groups; <br /> <br />Energy conservation tln-ough the use of more efficient bui'lding designs and <br />through the clustering of buildings and land uses; <br /> <br />Prese~ation of desirable land characteristics and open space and protection <br />of sensitive environmental features such as steep slopes, poor soils and <br />trees; <br /> <br />More effective and efficient use of land, open space and public facilities <br />through the mixing of land uses and assembly and development of land in <br />larger parcels; and <br /> <br />f. <br /> <br />A high quality of design and design compatible w/th surrounding land uses, <br />both existing and planned. <br /> <br /> Subdivision 2. Criteria. Every proposal presented to the City for rezoning <br />to Planned Unit Development District shall be accompanied by a preliminary site plan as <br />provided in Subdivision 9 (a) of this Section. The City shall consider the following criteria and <br />objectives in processing the application for rezoning to Planned Unit Development District: <br /> <br />That the proposal shall provide -for a wider range of housing types, price <br />ranges and styles than could be accomplished under existing zoning; <br /> <br />That the proposal shall provide amenities and facilities and open spaces <br />greater thm~ the minimum requirements of existing zoning; <br /> <br />That the proposed development is compatible with the purposes and intents <br />of this Chapter and the Comprehensive Plan, specifically residential density <br />requirements. However, an increase in density may be allowed under the <br />following conditions, provided that traffic patterns will not be adversely <br />affected and that public facilities are adeqt~ate: <br /> <br />For undeveloped common open space in excess of the 20% required, <br />an additional one percent (1%) of density may be allowed for each <br />additional one percent (1%) of undeveloped common open space, up <br />to a n'mximum increase in density of five percent; and <br /> <br />9-184 <br /> <br /> <br />
