If construction has not commenced in accordance with the approved <br />development schedule, the Council may initiate a resorting of all or part of <br />the land to remove the Planned Unit Development ]District zoning and <br />rezone ail or part of the property to the zoning that was in effect at the time <br />of the initial rezoning. <br /> <br /> Subd. 8. Development Guarantee. Prior to the granting of any building <br />permit within a Planned Unit Development District, a deposit shall be made to the City, in cash <br />or letter of credit, approved by the City, equal to 125% of the estimated cost of all site <br />improvements including but not limited to road construction and landscaping improvements as <br />required by the finat plans. <br /> <br />Subd. 9. <br /> <br />Requirements for Preliminary Plans <br /> <br />Preliminary Site Plan. The preliminary site plan shall be drawn at a scale <br />of one inch equals 50 feet, 100 feet, or 200 feet. The submission may be <br />composed of one or more sheets and drawings and shall include: : <br /> <br />1. Location of all proposed buildings and their proposed uses; <br /> <br />Location of driveways and parking areas (ali driveways and parking <br />areas must include curbing); <br /> <br />3. Indicate front, side and rear yard setbacks proposed; <br /> <br />Indicate square footage and dimensions of all proposed lots; and <br />i.Location of all easements, width and purpose. <br /> <br />Landscape Plan. The landscape plan shall be prepared at a scale of one <br />inch equals 50 feet and shall contain the following information: <br /> <br />1. Indicate. areas for berming and sodding; <br /> <br />2. Indicate the location of proposed plantings, identify plant materials; <br /> <br />3. Indicate any existing vegetation; and <br /> <br />4. Indicate any trees to be removed. <br /> <br /> ~,adm~ and drainage plan shall be <br />Grading and Drainage Plan. The ~ ' ~ <br />drawn at a scale of one inch equals 50 feet, 100 feet or 200 feet and shall <br />contain the following information: <br /> <br />Existing and proposed ,grades with a minimurn of two foot contour <br />intervals to a known sea level datum; <br /> <br />9-188 <br /> <br /> <br />
