I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> Plat, Final - means a drawing or map of a Subdivision which meets all of the <br />requirements of the city' and is in such'form as meets the requirements under the state law for <br />purposes of recording. <br /> <br /> Plat, Major - A major plat is the subdivision of parcels that exceed three parcels <br />and/or requires the construction of public streets or utilities. Major Plat requires sketch plan <br />review by the Planning Commission, Preliminary Plat review by the Planning Commission and <br />City Council and Final Plat review by the City Council. <br /> <br /> Plat, Minor - A minor plat is a subdivision of three or less parcels and does not <br />require the construction of public streets or utilities. <br /> <br /> Plat, Preliminary - means the initial drawing indicating the proposed layout of <br />the subdivisions to be submitted hereunder in compliance with the regulations, including <br />required supporting data. <br /> <br /> Protective Covenants - means contracts made between private parties as to the <br />manner in which land may be used, with the view to protecting and preserving the ph 9.50.01 <br />economic integrity of a given area.' <br /> <br /> Required Public Improvements - are defined as those improvements in any <br />proposed subdivision, including streets, water and sewer systems and storm water drainage <br />systems, which are required in connection with the approval of any plat or other subdivision. <br /> <br /> Right-of-way - means the area within the limits of a street, alley, pedestrian way, <br />thoroughfare or easement. <br /> <br />Streets <br /> <br />1. Street - means a public right-of-way affording primary' access by <br />pedestrians and vehicles abutting properties, whether designated as a street, <br />highway, thoroughfare, parkway, road, avenue or however otherwise designated. <br /> <br />2. Collector Street - means a street which carries traffic from minor streets <br />to arterials. It includes the principal entrance streets of a residential development <br />and streets for circulation within such a development. <br /> <br />3. appropriate terminal for the safe and convenient reversal of traffic <br />movement. <br /> <br />4. abutting properties and the local needs of a neighborhood. <br /> <br />5.
